The full terms on which I deliver fixed-scope residential improvement projects under the Stonebridge Builds name.
These Terms and Conditions govern the supply of residential property improvement services by Sabina Kaliraj, trading as Stonebridge Builds, an independent sole trader based at East Ham, London, E6 1JL, United Kingdom (referred to in these terms as “I”, “me” or “my”). They apply to every project I deliver and to every booking made through this website. By engaging me to deliver a service, you confirm that you have read, understood and accepted these terms.
These terms are written in plain English and are intended to set out clearly the basis on which I work. They are designed for residential customers in the United Kingdom and reflect my obligations under the Consumer Rights Act 2015 and other applicable UK consumer law. Nothing in these terms is intended to exclude or limit any right you have as a consumer that cannot lawfully be excluded.
Stonebridge Builds provides residential property improvement services on a fixed-scope, project-by-project basis. The current published services include Project Consultation & Planning, Interior Improvement Package, Utility Space Upgrade, Multi-Room Enhancement Project and Bespoke Property Improvement Project. Each service is described on the website and is supplied in accordance with the specific scope agreed in writing for your project.
I do not offer subscriptions, memberships, recurring services or ongoing maintenance plans. Every engagement is a discrete, self-contained project with a defined beginning and end.
The scope of each project is set out in a written project plan that I prepare following the initial consultation. The written project plan describes the work to be done, the materials and finishes proposed, the sequence in which the work will be carried out, the access arrangements and any items expressly excluded from scope. The written project plan, together with the quotation it supports, defines what is included in the price for your project.
If something is not described in the written project plan, it is not included. Where you wish to change or add to the agreed scope after work has begun, the change will be treated as a variation, documented in writing and priced separately before any additional work is carried out.
Quotations are issued in writing on a fixed-scope basis. The price quoted is the price for the work described in the written project plan. Quotations are valid for 30 days from the date of issue unless stated otherwise.
Where a service is booked and paid for online through the published Stripe links, the price displayed on the website applies. The corresponding service is delivered in accordance with its published description and these terms.
Prices are stated in pounds sterling. Where VAT applies, this will be made clear on the quotation. As an independent sole trader, my VAT status will be confirmed in writing if relevant to your project.
A contract for the supply of services is formed when (a) you have accepted a written quotation, or (b) you have paid for a service through the online booking link, and in either case I have acknowledged receipt and confirmed the engagement in writing. Until both of those steps have occurred, no contract exists and I am not obliged to deliver the service.
Following formation of the contract, a start date and target completion window will be agreed in writing. I will use reasonable endeavours to start and complete the work on the agreed dates. Where a date is missed for reasons within my control, I will notify you as soon as I become aware and propose a revised date. Where a date is missed for reasons outside my control — for example, weather, supply issues, or matters affecting access to the property — I will notify you and we will agree a revised date.

If a delay or additional cost is caused by your failure to meet these responsibilities, I reserve the right to adjust the schedule and to charge for the additional cost reasonably incurred.
Payment terms are confirmed in writing as part of the project plan and quotation. Smaller online bookings are paid in full at the point of booking through Stripe. Larger projects may be invoiced in stages — for example, an initial booking payment, a milestone payment, and a final balance on completion. Payment is due within the period stated on the invoice, which is typically 7 days unless otherwise agreed.
Late payment may attract statutory interest where permitted by law. I reserve the right to suspend work on a project where an invoice is overdue and to resume work only once payment has been received.
Every improvement project ends with a completion review. The completion review is a structured walk-through of the work I have delivered, conducted with you, against the written project plan. Any items raised during the completion review that fall within the agreed scope will be addressed before the project is closed out. The completion review is also the point at which the formal sign-off and the final invoice (where applicable) are issued.
I deliver every project using reasonable skill and care, in accordance with the standards expected of a competent professional carrying out work of the same nature in the United Kingdom. The work I deliver will conform to the description set out in the written project plan and to applicable UK law.
Where a defect in workmanship becomes apparent within a reasonable period after completion, I will assess the defect and, where the defect is properly attributable to my work and is not due to fair wear and tear, misuse, accidental damage or alteration by others, I will resolve it without further charge.
Materials and finishes are specified in the written project plan. Where a specific material becomes unavailable during the project, I will propose a suitable equivalent and confirm in writing before substituting. Natural materials (such as timber, stone and tile) will exhibit natural variation that is part of their character; such variation is not a defect.
Variations to the agreed scope — whether requested by you or arising from conditions discovered on site — will be documented in writing as variations to the project plan. Each variation will set out the additional or revised scope, the impact on the price, and any impact on the schedule. Variations require your written agreement before they take effect.
Cancellations, rescheduling and refunds are governed by the Refund Policy published on this website. The Refund Policy forms part of these terms and conditions and should be read alongside them.
Where a service is purchased remotely and the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 apply, you may have a statutory right to cancel within 14 days of entering into the contract. Where you have asked me to begin delivering the service within that 14-day period and the service is fully performed during that period, the statutory right to cancel may no longer apply. Where work has begun but is not complete, I may charge for work properly carried out up to the point of cancellation. The Refund Policy sets out how these rules are applied in practice.
I hold appropriate insurance cover for the residential improvement work I deliver. Subject to the remainder of this clause, my total liability arising out of or in connection with a project is limited to the total price paid for that project.
I do not exclude or limit liability for death or personal injury caused by my negligence, for fraud, for any liability that cannot lawfully be excluded under UK consumer law, or for any breach of the rights given to you under the Consumer Rights Act 2015.
I am not liable for loss or damage that was not reasonably foreseeable at the time the contract was formed, for loss or damage caused by your failure to meet your responsibilities under these terms, or for loss arising from events outside my reasonable control.
I am not in breach of these terms or otherwise liable for any failure or delay in performance caused by events outside my reasonable control, including extreme weather, supply chain disruption, illness, government restrictions or interruption of utilities. Where such an event occurs, I will notify you as soon as practicable and propose a revised schedule.
Project plans, drawings, sketches, specifications and other documents prepared by me remain my intellectual property. You are granted a non-exclusive licence to use those documents for the purposes of your own property and the project to which they relate. They may not be reproduced or shared with third parties for commercial purposes without my prior written consent.
I treat information about your property and your household as confidential and will not disclose it to third parties except where necessary to deliver the project (for example, to a supplier or specialist tradesperson) or where required by law.
If you are unhappy with any aspect of the service, please raise the matter with me directly and as soon as possible so that I have the opportunity to address it. The formal Complaints Procedure published on this website sets out the stages of the complaint handling process. I aim to resolve every concern fairly and promptly.
If a dispute cannot be resolved through the Complaints Procedure, both parties will consider whether the matter can be resolved through alternative dispute resolution before any legal proceedings are commenced.
Either party may terminate a project for material breach where the other party has been notified of the breach in writing and has failed to remedy it within a reasonable period. Where a project is terminated, I will invoice for the work properly delivered up to the date of termination, and you will pay any sum properly due. Materials already ordered for the project remain payable to the extent that I am not able to reasonably cancel or return them.

These terms are governed by the laws of England and Wales. The courts of England and Wales have non-exclusive jurisdiction to hear any dispute arising out of or in connection with them, subject to any rights you may have as a consumer to bring proceedings in the jurisdiction in which you reside.
These terms, together with the written project plan, the quotation and the policies referenced in these terms, constitute the entire agreement between us in relation to the project. They supersede any prior discussions or representations.
If any provision of these terms is held to be invalid or unenforceable, the remaining provisions will continue in full force and effect. The invalid or unenforceable provision will be deemed modified to the minimum extent necessary to make it valid and enforceable.
I may update these terms from time to time. The version of the terms in force at the time your contract is formed is the version that applies to your project. The most recent version is always published on this website.
