My name is Sabina Kaliraj and I am the independent sole trader trading as Stonebridge Builds. I established this business to do one thing properly: deliver focused, well-planned residential improvement projects to homeowners in London who want their property to work harder for the way they actually live.
Stonebridge Builds is not a contracting firm with a head office and a fleet of vans. It is a sole trader practice. Every enquiry, every plan, every quotation and every site visit goes through me. That single point of contact is deliberate — it means nothing gets lost in handover and nobody on a job site has authority I haven’t given.
My professional background is in residential improvement work: practical projects that change how a home functions rather than headline-grabbing extensions or speculative developments. I’ve spent years in other people’s houses, and I’ve learned that the difference between a project that goes well and a project that goes badly almost always comes down to planning, communication and scope discipline.
The projects I take on are residential property improvement projects — defined pieces of work with a beginning, a middle and an end. I don’t offer subscriptions, ongoing maintenance contracts, or open-ended retainer relationships. Each project I quote is a fixed-scope engagement, planned and priced before any work begins.
This matters because it shapes everything else. When the scope is fixed, the price can be fixed. When the price is fixed, the sequence can be fixed. When the sequence is fixed, the start date and target completion window can be reliably committed. The discipline of project-based working is the foundation of everything I do.
Where a brief is genuinely open-ended — for example, a homeowner who wants to “improve the house generally” without a specific outcome in mind — I will spend the consultation phase narrowing it down into one or more discrete projects, each with their own scope. That work is what makes the rest of the engagement run smoothly.
The planning phase is where the value lives. After the initial consultation, I draft a written project plan that sets out: the scope of work, the materials and finishes proposed, the sequence in which the work will be done, the access and timing constraints relevant to the property, and any items that are explicitly outside scope. That document is reviewed with you before any quotation is issued.
I issue quotations on a fixed-scope basis. The price quoted is the price for the work described in the project plan. If circumstances change during delivery and additional work becomes necessary — for example, hidden conditions discovered behind a wall, or a homeowner-requested change to scope — that change is documented in writing as a variation and priced separately before any additional work begins. You will never receive an invoice for work you did not authorise.
Scheduling is done in plain English. I will tell you when I plan to start, what hours I plan to work, when you can expect interruption-heavy phases, and when the project is targeted to complete. If a date slips, you hear about it as soon as I know — not after the fact.
I am the only person you will deal with on a Stonebridge Builds project. That is a feature, not a limitation. There is no account manager handing you off to a project manager handing you off to a site team. You speak to the person doing the work.
In practice, I update you in writing at meaningful milestones, respond to enquiries within one business day, and provide a final written completion summary at the end of each project. I prefer email for anything that ought to be on the record, and a quick phone call or message for anything time-sensitive on site.
I take customer communication seriously because I have seen what happens when it is treated as an afterthought. Most disputes in residential construction begin with a misunderstanding that should have been a five-minute conversation a week earlier. I work hard to make sure that conversation happens.
Stonebridge Builds is built around a simple belief: most homes don’t need to be rebuilt — they need to be improved. The footprint is usually fine. The bones are usually fine. What lets people down is the layout, the storage, the finishes, the utility spaces, and the small frictions that pile up year after year until a home feels harder to live in than it should.
That is the work I love. Reclaiming an awkward utility area so it actually serves the household. Adding the storage that should have been built in twenty years ago. Refreshing finishes that have aged badly so the property feels modern again. Restructuring how rooms relate to each other so the house starts to make sense for the family living in it.
This isn’t lifestyle work. I’m not interested in mood boards for their own sake. It is property improvement work — practical, considered, and judged on whether the home is genuinely better to live in once I’m gone.
Quality, for me, is not about specifying the most expensive material in the room. It is about three things: the right material for the job, installed correctly, with the boring details handled. The boring details — how an edge is finished, how a junction is sealed, how a transition between two surfaces is detailed — are what separates a project that ages well from a project that starts to look tired within a year.
On every project I deliver, I take responsibility for those details personally. I do not subcontract the finishing work and walk away. If something on a Stonebridge Builds project is not right, it is on me to put it right — and that is what the completion review at the end of every project is designed to surface.
Working with Stonebridge Builds is straightforward. You make initial contact through the website or by email. We have a consultation conversation. I produce a written plan. I issue a fixed-scope quotation. If you wish to proceed, we agree a start date and I deliver the project. At the end, we walk through the completed work together, resolve any snags, and the project closes formally in writing.
I am happy to work alongside other professionals you have engaged — designers, architects, electricians or plumbers — on the parts of a brief that fall outside my scope. I am also happy to be the only point of contact on a self-contained improvement project where you simply want it handled and finished.
Stonebridge Builds is operated by me, Sabina Kaliraj, as an independent sole trader. I am based in East Ham, London, and the majority of my projects are within the city and the surrounding boroughs.
